Buying property in Elwood
Elwood is one of the larger suburbs in the City of Port Phillip, with 15,153 residents at the 2021 Census and a median age of 38. It is overwhelmingly an apartment suburb. Flats and apartments made up 72.1% of occupied private dwellings in the 2021 Census, while semi-detached homes and townhouses accounted for 13.6% and separate houses 14.2%.
Many of those apartments sit in low-rise interwar and mid-century blocks, including heritage examples such as the Woy Woy flats on Marine Parade and La Tourelle on Brighton Road. The council notes that while most residents live in medium and high-density housing, a larger share than the city average live in separate houses, particularly in the leafy streets away from the beach.
Just over half of occupied homes (51.4%) were rented in the 2021 Census, with 26.1% owned with a mortgage and 20.8% owned outright. Two bedroom dwellings were the most common at 49.4%, followed by one bedroom homes at 20.7%. The median weekly household income was $2,096 and median monthly mortgage repayments were $2,300. For buyers, that usually means choosing between a well-located older apartment and saving longer for one of the scarcer houses or townhouses.
Home loan options for Elwood buyers
Elwood's mix of beachside apartments and family streets brings us a broad range of clients. First home buyers often target a one or two bedroom flat close to the beach or the village, and may qualify for stamp duty concessions for first home buyers or the federal Home Guarantee Scheme. Couples who started in a flat frequently come back to us when they need a second bedroom or a house near a school, and we help them structure a bridging or upsizing loan.
Investors like the steady rental demand that comes with a renting majority, and long-term owners who bought decades ago may want to unlock equity for a renovation or help their children into the market. Whatever your situation, we compare lenders on rate, features and policy for the specific building or house you are considering.
Living in Elwood
Elwood is in the City of Port Phillip, about 8 km south-east of the Melbourne CBD. There is no station inside the suburb, but Ripponlea and Elsternwick stations on the Sandringham line sit just beyond the northern boundary, and tram route 67 runs along Brighton Road towards St Kilda Road and the city. Bus routes 246, 630 and 923 also pass through the suburb.
The beach is the big drawcard. Elwood Beach, Point Ormond and the Elwood Canal give residents a long stretch of foreshore for walking, cycling and swimming, and Elwood Park, MO Moran Reserve and Clarke Reserve add further green space. Elwood Sailing Club has been on the foreshore since 1924.
Day to day shopping centres on the Elwood village along Ormond Road and Glen Huntly Road, with Tennyson Street offering another local strip. Schools include Elwood Primary School on Scott Street, St Columba's Primary School, and Elwood College, a government secondary school on Glen Huntly Road.

What our Elwood clients are saying
Evelyn has earned a client for life
This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.
She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.
This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

New Purchase
Highly competent & very responsive
Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Client
Thank you Evelyn for all your help!
I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Elwood home loan FAQs
How can a mortgage broker in Elwood help me?
Rather than approaching banks one at a time, you tell us once about your finances and goals, and we search loans from more than 60 lenders on your behalf. We explain the trade-offs between rates, fees and features, prepare the application and manage it through to settlement. Being based in neighbouring St Kilda, we see a lot of Elwood apartment purchases and understand how lenders view older blocks, strata buildings and the smaller number of houses, which helps us steer you towards lenders whose policies suit your property.
What upfront costs should I budget for when buying in Elwood?
Your deposit is only part of the cash you need. Stamp duty is usually the biggest extra cost, and the amount depends on the price and on whether you qualify for a first home buyer exemption or concession. Because most Elwood homes are apartments, ask for the owners corporation certificate early and budget for ongoing owners corporation fees and any special levies. Add conveyancing or legal fees, any lender application or valuation fees, and lenders mortgage insurance if your deposit is under 20% and you are not using a scheme such as the federal Home Guarantee Scheme. We set out these costs with you before you make an offer, so you know how much cash you need at settlement.
Why is Elwood 3184 a good place to buy a home or investment property?
Elwood suits buyers who want an established bayside suburb with character housing. Many apartments are in low-rise interwar and mid-century buildings rather than large towers, while houses and townhouses make up a much smaller share of the market and can take longer to find. That gives first home buyers and investors a range of apartment options, while upgraders often need patience to secure the right house. Every purchase still needs its own due diligence on the building, the owners corporation and the price.
What should I know about financing an art deco or interwar flat in Elwood?
Elwood's older apartment blocks are popular, but they come with a few lending considerations. Lenders look at the size of the unit, the condition of the building and the owners corporation's finances, so it pays to review the owners corporation certificate for special levies or planned works such as roof, render or plumbing repairs. Some older units have smaller floor areas than certain lenders accept. Heritage overlays can also limit renovation plans. We match the property to lenders comfortable with it and check valuations before you are locked in.
How do I upsize from an Elwood apartment to a house?
Most people use the equity in their current apartment. The two common paths are selling first and then buying, or buying first using a bridging loan that covers the overlap until your flat sells. Each has pros and cons around timing, cost and risk. Some owners keep the apartment as an investment and borrow against it instead. Because houses make up only a small share of Elwood's dwellings, the search can take time, so we suggest working out your borrowing power and preferred strategy before the right house appears.
Do I need to visit a bank in Elwood to get a home loan?
No. You do not need to visit a branch at all. We can meet you at our St Kilda office, nearby in Elwood, or by phone and video, and most documents can be shared securely online. We lodge the application with the lender you choose, follow it up and arrange the signing of loan documents. Going through a broker also means you are not limited to one bank's products, since we compare options across a panel of more than 60 lenders before recommending anything.
