Buying property in Balaclava

Balaclava is a compact, densely built suburb. The 2021 Census counted 5,392 residents with a median age of 35, a little younger than most of its bayside neighbours. Flats and apartments made up 60.8% of occupied private dwellings, semi-detached homes, terraces and townhouses accounted for 21.2%, and separate houses only 17.2%.

Renting is common. According to the 2021 Census, 48.3% of occupied homes were rented, 29.8% were owned with a mortgage and 19.2% were owned outright. Half of all dwellings (50.2%) had two bedrooms, which tells you what most of the stock looks like: two bedroom units in older walk-up blocks and newer apartment buildings, with fewer larger homes.

The City of Port Phillip describes the area's housing as a mix of Victorian, Edwardian and interwar houses and cottages, many flats from the 1960s and 70s, and more recent apartments. That variety gives buyers real choice in style and size. The 2021 Census recorded a median weekly household income of $2,026 and median monthly mortgage repayments of $2,223, so careful budgeting and the right loan structure matter, particularly for first home buyers and anyone weighing up an older unit block against a new build.

Home loan options for Balaclava buyers

Balaclava suits several kinds of buyers, and each needs a slightly different approach from the lender.

  • First home buyers stepping into a one or two bedroom apartment, who may be eligible for the Victorian First Home Owner Grant on new homes, stamp duty concessions or the federal Home Guarantee Scheme.
  • Investors drawn by strong rental demand, given almost half of local homes are rented.
  • Upgraders moving from a unit into a terrace, townhouse or period cottage.
  • Refinancers who bought several years ago and want to review their rate and features.

Some lenders apply tighter rules to small apartments or large high-density buildings, so we check policy before you make an offer. We also look at owners corporation fees and any special levies, because they affect your budget as much as the loan repayments do.

Living in Balaclava

Balaclava is part of the City of Port Phillip and sits about 7 km south-east of the Melbourne CBD. Balaclava station on the Sandringham line puts the city within easy reach, and tram routes 3 and 16 both run along Carlisle Street past the station. Route 78 heads north up Chapel Street to Windsor, Prahran, South Yarra and Richmond, while route 67 runs along Brighton Road on the suburb's western side.

Carlisle Street is the heart of the suburb, lined with cafes, restaurants, grocers and bakeries, and the council also identifies Inkerman Street as a local activity centre. St Kilda Town Hall and St Kilda Library are at the western end of Carlisle Street. For open space, locals head to Alma Park, Hewison Reserve and the St Kilda community garden.

Families have options close by, including St Kilda Primary School on Brighton Road and Caulfield Grammar School's Caulfield campus in neighbouring St Kilda East, along with early learning at St Kilda and Balaclava Kindergarten.

We also help buyers in nearby Elwood and Ripponlea, as well as from our home base in St Kilda.

Evelyn has earned a client for life

This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.

She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.

This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive

Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!

I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Balaclava home loan FAQs

  • How can a mortgage broker in Balaclava help me?

A broker does the lender research for you. We start by understanding your income, savings, debts and the kind of Balaclava property you are looking at, then compare loans from more than 60 lenders to find ones that fit. We handle the paperwork, liaise with the lender and keep you updated until settlement. Because our office is in St Kilda, we know the local mix of older unit blocks, new apartments and period homes, and we can flag lender policies on smaller apartments or high-density buildings early, before they become a problem.

  • What upfront costs should I budget for when buying in Balaclava?

Your deposit is only part of the cash you need. Stamp duty is usually the biggest extra cost, and the amount depends on the price and on whether you qualify for a first home buyer exemption or concession. Because most Balaclava homes are apartments, ask for the owners corporation certificate early and budget for ongoing owners corporation fees and any special levies. Add conveyancing or legal fees, any lender application or valuation fees, and lenders mortgage insurance if your deposit is under 20% and you are not using a scheme such as the federal Home Guarantee Scheme. We set out these costs with you before you make an offer, so you know how much cash you need at settlement.

  • Why is Balaclava 3183 a good place to buy a home or investment property?

Balaclava gives buyers several price points in a small area. The housing ranges from 1960s and 70s flats to newer apartments and period cottages, so first home buyers, investors and upgraders can all find options that suit different budgets. Separate houses are a small share of the market, so they come up less often. Whatever you are considering, check the specific building and price: review the owners corporation records for levies or planned works, compare recent nearby sales and confirm the lender will accept the property before you commit.

  • Can I buy an older walk-up apartment in Balaclava with a small deposit?

Often, yes, but it depends on the lender and the property. Many lenders accept deposits from 5% to 10% for owner occupiers, usually with lenders mortgage insurance, and the federal Home Guarantee Scheme may help eligible first home buyers avoid that cost. Some lenders limit lending on very small apartments, studios or units in large complexes, and older blocks can carry special levies for maintenance. We check the floor area, building size and owners corporation records against each lender's policy so you know where you stand before you bid.

  • Should I refinance the Balaclava unit I bought a few years ago?

It is worth reviewing. If you bought your unit several years ago, your loan balance may have reduced and your property value may have changed, which can affect the options available. A review compares your current rate, fees and features against what other lenders offer, and considers whether you want an offset account, to release equity for renovations, or to keep the unit as an investment when you upgrade. We calculate switching costs and any break fees so you can see whether moving lenders actually leaves you ahead.

  • How long does pre-approval take when buying in Balaclava?

Once we have your documents, many lenders return a pre-approval within a few business days, although times vary between lenders and can stretch during busy periods. Having payslips, bank statements, ID and details of any debts ready speeds things up. Pre-approval is usually valid for around three to six months, depending on the lender. It is worth getting it sorted before you start inspecting in Balaclava, because apartments in popular blocks can sell quickly at auction and you will want to know your limit.
