Buying property in Ripponlea

Ripponlea is one of the smallest suburbs in the area. Only 1,532 people lived here at the 2021 Census, and the median age was 34, younger than most surrounding suburbs. The housing is mostly apartments: flats and apartments made up 64.3% of occupied private dwellings, separate houses 20.6% and semi-detached homes, terraces and townhouses 14.6%.

Two bedroom homes dominated, accounting for 50.2% of dwellings in the 2021 Census, while one bedroom homes made up 18.3% and properties with four or more bedrooms 10.0%. In other words, buyers will mostly find older and mid-sized apartment blocks, with a limited supply of larger period houses on streets near Rippon Lea Estate.

Tenure was split fairly evenly between renters and owners. The 2021 Census recorded 48.1% of occupied homes as rented, 29.4% owned with a mortgage and 20.3% owned outright. The median weekly household income was $2,023 and median monthly mortgage repayments were $2,085, with an average of 2.2 people per household. Couple families with children made up 37.5% of families. Because so few homes change hands in such a small suburb, buyers often widen their search to neighbouring Elwood and Balaclava, so it helps to have finance ready to move when the right listing appears.

Home loan options for Ripponlea buyers

The buyers we meet in Ripponlea usually fall into four groups:

  • First home buyers purchasing a one or two bedroom apartment, who may be able to use stamp duty concessions for first home buyers or the federal Home Guarantee Scheme.
  • Investors attracted by a station on the doorstep and a large renting population.
  • Families stepping up to a period house or townhouse, often using equity from an existing apartment.
  • Existing owners who want to refinance for a better rate or an offset account.

Each group needs a different loan structure, and lender appetite for small apartments or heritage homes can vary, so we tailor our lender shortlist to the property you are actually buying. We also explain how deposit size, lenders mortgage insurance and your future plans, such as renting the place out later, shape the right loan.

Living in Ripponlea

Ripponlea is part of the City of Port Phillip and lies about 7 km south-east of the Melbourne CBD. Ripponlea station on the Sandringham line sits at the centre of the suburb, giving a direct run to Flinders Street, and tram route 67 travels along Brighton Road, with a stop at Glen Eira Road, towards St Kilda Road and the city.

The main shopping strip is on Glen Eira Road beside the station, where cafes and restaurants serve a range of cuisines. The suburb's best-known landmark is Rippon Lea Estate at 192 Hotham Street, a heritage mansion run by the National Trust with 5.6 hectares of gardens, including a lake, fernery, orchard and rose gardens. The former ABC television studios, which closed in 2017, are also part of Ripponlea's history.

Elwood Beach and Point Ormond are a short ride to the south. For schooling, families look to nearby options such as Elwood College on Glen Huntly Road and Wesley College's Elsternwick campus on Gladstone Parade.

We also help buyers in nearby Balaclava and Elwood.

Evelyn has earned a client for life

This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.

She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.

This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive

Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!

I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Ripponlea home loan FAQs

  • How can a mortgage broker in Ripponlea help me?

We act as your guide through the whole loan process. First we look at your income, expenses, savings and goals, then we compare products from over 60 lenders and explain which ones suit and why. Once you choose, we prepare and lodge the application, deal with the lender's questions and keep you informed through to settlement. Our St Kilda office is close by, and we understand the Ripponlea market, where apartments make up most of the stock and the occasional period house attracts strong interest.

  • What upfront costs should I budget for when buying in Ripponlea?

Your deposit is only part of the cash you need. Stamp duty is usually the biggest extra cost, and the amount depends on the price and on whether you qualify for a first home buyer exemption or concession. Because most Ripponlea homes are apartments, ask for the owners corporation certificate early and budget for ongoing owners corporation fees and any special levies. Add conveyancing or legal fees, any lender application or valuation fees, and lenders mortgage insurance if your deposit is under 20% and you are not using a scheme such as the federal Home Guarantee Scheme. We set out these costs with you before you make an offer, so you know how much cash you need at settlement.

  • Why is Ripponlea 3185 a good place to buy a home or investment property?

Ripponlea is small but well connected. Its own station on the Sandringham line sits next to the Glen Eira Road shops, and route 67 trams run along Brighton Road. Rippon Lea Estate and its gardens give the suburb a heritage landmark, and the beach at Elwood is close. The housing ranges from apartments to period homes, so it suits both first buyers and families. With few properties for sale at any one time, preparation matters, and you should always check the individual property and building before buying.

  • Is Ripponlea a good suburb for property investors?

That depends on your goals, but there are a few local factors investors look at. At the 2021 Census, 48.1% of occupied homes in Ripponlea were rented, and the suburb has a station and tram access, which tends to support rental demand. On the other hand, small apartments can face tighter lender rules, and supply is limited. We help investors compare interest-only and principal and interest options, consider loan structure for tax purposes with their accountant, and check that the property type suits the lender before they commit.

  • What should I know about buying a heritage home near Rippon Lea Estate?

Period houses in Ripponlea can be very appealing, but older homes bring their own considerations. Some streets may be covered by heritage controls that affect extensions or demolition, so check the planning certificate with the City of Port Phillip. A building and pest inspection is important for older timber and brick homes. If you plan to renovate, we can look at loans that allow extra repayments or equity access later. Valuations on unique homes can also vary, so we keep a buffer in mind when setting your budget.

  • How long does pre-approval take when buying in Ripponlea?

Timeframes vary by lender. Some issue a pre-approval within a day or two of receiving a complete application, while others take a week or more, especially if your income is complex or you are self-employed. We tell you upfront which documents each lender needs, such as payslips, tax returns, bank statements and ID, so nothing holds things up. Given how few Ripponlea homes come onto the market, having pre-approval in place means you can make an offer confidently when the right one appears.
