Buying property in Elsternwick

Elsternwick offers a more balanced mix of housing than suburbs closer to the bay. The 2021 Census counted 10,887 residents with a median age of 38. Separate houses made up 38.2% of occupied private dwellings, flats and apartments 41.4%, and semi-detached homes, terraces and townhouses 19.3%.

That mix shows up in the bedroom count too. Three bedroom homes accounted for 29.2% of dwellings and homes with four or more bedrooms 19.4%, alongside a large share of two bedroom properties at 37.5%. The average household had 2.3 people, and couple families with children made up 43.8% of families, a higher share than in Balaclava or Elwood.

Ownership is also stronger here. In the 2021 Census, 30.6% of occupied homes were owned outright, 28.2% were owned with a mortgage and 38.5% were rented. The median weekly household income was $2,209 and median monthly mortgage repayments were $2,400.

For buyers, Elsternwick tends to split into two markets: apartments close to the station and Glen Huntly Road, popular with first buyers and downsizers, and period family homes in the surrounding streets, which draw upgraders who have outgrown a unit and want space near schools.

Home loan options for Elsternwick buyers

Families and upgraders make up a large part of Elsternwick's buyer pool. Many have equity in an apartment in St Kilda, Elwood or Balaclava and want to move into a house, which raises questions about bridging finance, selling first or keeping the old place as an investment. We model each option so you can compare costs and risks.

First home buyers are also active, usually targeting apartments near the station, and some may be eligible for stamp duty concessions for first home buyers, the Victorian First Home Owner Grant on new homes or the federal Home Guarantee Scheme. Established owners often come to us to refinance or to fund renovations to older homes, and investors look at units close to transport. Whatever your stage, we line up lenders whose policies suit both you and the property.

Living in Elsternwick

Elsternwick is in the City of Glen Eira, roughly 9 km from the Melbourne CBD. Elsternwick station on the Sandringham line sits in the middle of the shopping village, and tram route 67 runs along Glen Huntly Road through the centre of the suburb, continuing via Brighton Road and St Kilda Road to the city in one direction and to Carnegie in the other.

Glen Huntly Road is the main shopping strip, mixing boutiques, gift shops, cafes and restaurants with larger stores including Coles and Officeworks. Local landmarks include the Classic Cinema and the Jewish Holocaust Centre, and Rippon Lea Estate is just over the border in Ripponlea. Hopetoun Gardens provides a playground and green space close to the village.

Schools in the suburb include Wesley College's Elsternwick campus on Gladstone Parade, which runs from early learning to Year 9, Leibler Yavneh College and St Joseph's Primary School. Government school options are found in neighbouring suburbs.

We also help buyers in nearby Ripponlea and Gardenvale.

What our Elsternwick clients are saying

Evelyn has earned a client for life

This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.

She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.

This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive

Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!

I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Elsternwick home loan FAQs

  • How can a mortgage broker in Elsternwick help me?

Our job is to take the guesswork out of borrowing. We work out how much you can comfortably borrow, then search a panel of more than 60 lenders for loans that match your needs, whether that is a low rate, an offset account or flexibility for a future renovation. We prepare the application, manage communication with the lender and coordinate with your conveyancer. We know Elsternwick's mix of apartments and period homes, which helps when lenders assess older houses or units near the station.

  • What upfront costs should I budget for when buying in Elsternwick?

Elsternwick has a mix of houses, townhouses and apartments, and the upfront costs vary with the type you buy. For any purchase, allow for stamp duty, which depends on the price and on any first home buyer exemption or concession, plus conveyancing or legal fees and possible lender application or valuation fees. For an apartment or townhouse, review the owners corporation certificate for fees and special levies. For a house, a building and pest inspection is a sensible extra. Lenders mortgage insurance may apply with a deposit under 20%, unless a scheme such as the federal Home Guarantee Scheme suits you. We go through these costs with you before you commit.

  • Why is Elsternwick 3185 a good place to buy a home or investment property?

Elsternwick has a station in the middle of its shopping village, a tram along Glen Huntly Road, and everyday shopping, dining and entertainment within walking distance, including the Classic Cinema. Its housing mix of apartments, townhouses and period houses means buyers at different stages can find something that fits, and independent schools such as Wesley College's Elsternwick campus and Leibler Yavneh College are in the suburb. As always, check the specific property, planning controls and price before you commit.

  • What should I know about buying a period home in Elsternwick?

Victorian and Edwardian homes are a large part of Elsternwick's appeal, but they need careful checks. Get a thorough building and pest inspection, since older homes can need restumping, rewiring or roof work. Confirm with the City of Glen Eira whether a heritage overlay applies, as this can affect renovation or extension plans. If you intend to renovate soon after buying, tell us early so we can choose a loan that allows redraw, an offset or a later top-up, or a construction loan for larger works.

  • How do I upgrade from my apartment to a family home in Elsternwick?

Start with your equity. Once we know the likely value of your current apartment and what you owe, we can work out your budget for a house. You can sell first, buy first with a bridging loan, or keep the apartment as an investment and borrow against it. Each choice affects your repayments, tax position and timing differently. We also factor in stamp duty and moving costs, which add up on a family home, so your budget is realistic before you start inspecting.

  • Do I need to visit a bank in Elsternwick to get a home loan?

Not at all. Working with EverLend means one point of contact instead of several bank appointments. We can meet at our St Kilda office, which is a short tram or train trip away, or speak by phone or video. You upload documents securely and we handle the application and follow-up with the lender. When it is time to sign, we explain the loan documents and make sure you understand what you are agreeing to. You can do the whole process without setting foot in a branch.
