Buying property in Carnegie

Carnegie is a larger suburb with a broad spread of housing. The 2021 Census recorded 17,909 residents and 9,074 private dwellings. Of occupied homes, 39.7% were flats or apartments, 31.9% were separate houses and 28.2% were semi-detached homes, terraces or townhouses.

Glen Eira Council's planning work describes Carnegie as an interwar garden suburb of one and two storey detached and semi-detached homes, with some 1960s and 1970s flats. Since around 2010, three and four storey apartment buildings have been added, particularly along Neerim Road, and taller buildings have been approved near the station. The council also identifies Carnegie as a major activity centre expected to take on more housing.

The 2021 Census showed 42.3% of homes were rented, 28.9% were owned with a mortgage and 26.2% were owned outright. Two bedroom homes were the most common at 41.3%, followed by three bedrooms at 26.7%. The median age was 36, median weekly household income was $1,878 and median monthly mortgage repayments were $2,040. After Australia, the most common countries of birth were India (9.2%) and China (6.2%). Buyers here range from apartment purchasers to families competing for houses on larger blocks.

Home loan options for Carnegie buyers

The variety of housing in Carnegie means the loan that suits one buyer can be wrong for another. We look at the property type as closely as your finances.

  • First home buyers: sorting out borrowing power and checking whether the Victorian First Home Owner Grant, first home buyer stamp duty concessions or the federal Home Guarantee Scheme could help.
  • Off the plan and new apartment buyers: lenders vary on new developments, so we check policy and valuation risk before settlement.
  • Investors: loan structure, repayment type and cash flow planning for a unit near the station.
  • Families and rebuilders: next home loans for interwar houses, and construction loans if you plan to replace an older home.

We present the trade-offs side by side so you can choose with the full picture, and we revisit the numbers if your plans or the property change before settlement.

Living in Carnegie

Carnegie belongs to the City of Glen Eira and is roughly 12 km south-east of the Melbourne CBD. Carnegie station serves the Cranbourne and Pakenham lines. The level crossings at Koornang Road and Grange Road were removed when an elevated rail section opened between Caulfield and Hughesdale in 2018, and the Djerring Trail shared path now runs beneath the line.

The route 67 tram serves southern Carnegie, finishing near Truganini Road after its run from St Kilda and the city along Glen Huntly Road.

Koornang Road is the heart of the suburb, a long shopping and dining strip with interwar shopfronts stretching between the station area and Neerim Road. Parks include Koornang Park, Lord Reserve and Packer Park on Leila Road, home to a velodrome. The Carnegie Memorial Swimming Pool reopened in 2025 after a major redevelopment. Carnegie Primary School is on Truganini Road and the Carnegie Library sits off Koornang Road. This combination of a lively strip, parkland and rail access is why demand stays strong across many property types.

We also help buyers in nearby Murrumbeena and Glen Huntly.

What our Carnegie clients are saying

Evelyn has earned a client for life

This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.

She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.

This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive

Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!

I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Carnegie home loan FAQs

  • How can a mortgage broker in Carnegie help me?

Think of us as your guide through the lending market. We start by listening to what you want to buy and how you plan to pay for it, then compare loans from more than 60 lenders and explain the pros and cons of the shortlist. Once you pick a lender, we manage the application and keep in touch with the bank, conveyancer and agent until settlement. Carnegie's mix of new apartments and older houses means lender policy really matters, and we know which questions to ask about a building, block size or off the plan contract before you sign.

  • What upfront costs should I budget for when buying in Carnegie?

Carnegie has a mix of houses, townhouses and apartments, and the upfront costs vary with the type you buy. For any purchase, allow for stamp duty, which depends on the price and on any first home buyer exemption or concession, plus conveyancing or legal fees and possible lender application or valuation fees. For an apartment or townhouse, review the owners corporation certificate for fees and special levies. For a house, a building and pest inspection is a sensible extra. Lenders mortgage insurance may apply with a deposit under 20%, unless a scheme such as the federal Home Guarantee Scheme suits you. We go through these costs with you before you commit.

  • Why is Carnegie 3163 a good place to buy a home or investment property?

Carnegie offers a strong local centre and good connections. Koornang Road provides a long strip of shops, cafes and restaurants, Carnegie station on the Cranbourne and Pakenham lines was rebuilt with the elevated rail, and the route 67 tram serves the south of the suburb. Parks such as Koornang Park, Packer Park and Lord Reserve add open space, and the redeveloped swimming pool reopened in 2025. Glen Eira Council identifies Carnegie as a major activity centre, so more housing is planned. Investors should weigh that future supply alongside rental demand when choosing a property.

  • What should I know about financing a new apartment in Carnegie?

New apartments near the station are a big part of Carnegie's recent growth, and lenders assess them carefully. Some limit lending on very small units or in buildings with a high number of new apartments, and an off the plan purchase is valued again close to settlement, which can leave a gap if the valuation comes in lower than the contract price. Deposit requirements can also differ from those for houses. We check the building, unit size and lender appetite before you sign, and plan a buffer in case the valuation changes. That way settlement day is less stressful.

  • Can I get a construction loan to knock down and rebuild in Carnegie?

Yes, construction loans are available for knockdown rebuild projects, and some Carnegie owners consider this for older homes on larger blocks. Council's planning work notes many residential lots of around 600 square metres. A construction loan releases funds in stages as the builder completes each part of the job, and you usually pay interest only on the amount drawn. Lenders will want a fixed price building contract, approved plans and permits, and may assess the completed value. Check heritage and planning controls with Glen Eira Council first, then talk to us about structuring the loan around your build timeline.

  • Do I need to visit a bank in Carnegie to get a home loan?

Not at all. We arrange home loans without you needing to visit a branch. Documents can be shared securely online, questions can be answered by phone, and we deal with the lender on your behalf. That frees up your weekend for open inspections along Koornang Road rather than waiting in a bank queue. You will still sign loan documents and your chosen lender will manage the loan after settlement, but we stay in touch and can review your loan down the track if your circumstances or the market change.
