Buying property in Brighton
Brighton is a well-established, house-dominated suburb in the City of Bayside. The 2021 Census counted 23,252 residents, with a median age of 48, noticeably older than the inner bayside suburbs. Separate houses made up 57.2% of occupied private dwellings, semi-detached homes, terraces and townhouses 22.4%, and flats and apartments 19.8%.
Homes here are generally large. In the 2021 Census, 33.9% of dwellings had three bedrooms and 33.1% had four or more, while one bedroom homes made up only 4.7%. The average household had 2.4 people, and couple families with children accounted for 45.5% of families.
Brighton also has high levels of ownership. According to the 2021 Census, 45.1% of occupied homes were owned outright, 28.1% were owned with a mortgage and only 23.7% were rented. The median weekly household income was $2,710 and median monthly mortgage repayments were $3,467, well above the figures for Elsternwick, Gardenvale or Ripponlea.
Typical buyers include families upgrading into a larger house, owners replacing an older home with a new build or townhouses, and downsizers moving into apartments near the shopping strips.
Home loan options for Brighton buyers
Brighton buyers are rarely starting from scratch. Many are upsizers selling elsewhere in Bayside or the inner south and stepping into a larger family home, which often involves bridging finance or a carefully timed sale. Others already own in Brighton and want to rebuild, using a construction loan that pays the builder in stages.
With so many homes owned outright, we also help established owners use equity to purchase an investment property, help adult children buy their first home, or restructure loans as they approach retirement. First home buyers do purchase in Brighton, usually apartments or townhouses, and may be able to access stamp duty concessions for first home buyers or the federal Home Guarantee Scheme. Larger loan sizes mean lender policy, valuations and serviceability rules matter even more, so we compare carefully before recommending anything.
Living in Brighton
Brighton is in the City of Bayside, about 11 km south-east of the Melbourne CBD. The Sandringham line runs through the suburb with stations at North Brighton, Middle Brighton and Brighton Beach, and Gardenvale station on its northern edge. There are no tram routes, so most residents rely on the train, buses and the bike paths along Beach Road and the Bay Trail.
The foreshore is a defining feature, with Brighton Beach, Middle Brighton Pier and the heritage-listed bathing boxes at Dendy Street Beach. Parks include Dendy Park, Kamesburgh Gardens on North Road and Wilson Recreation Reserve.
Church Street in Middle Brighton is a major retail village, with more than 260 shops, over 50 bars, cafes and restaurants, a cinema and a hotel. Bay Street in North Brighton is known for antique stores and boutiques. Schools include Brighton Grammar School on Outer Crescent, Firbank Grammar, St Leonard's College, Brighton Secondary College and Brighton Primary School.

What our Brighton clients are saying
Evelyn has earned a client for life
This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.
She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.
This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

New Purchase
Highly competent & very responsive
Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Client
Thank you Evelyn for all your help!
I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Brighton home loan FAQs
How can a mortgage broker in Brighton help me?
Larger and more complex loans benefit from an independent comparison. We review your situation in detail, including multiple properties, trusts or business income if relevant, and compare offers from over 60 lenders to find a structure that suits. We negotiate on your behalf, manage valuations and paperwork, and coordinate with your accountant, solicitor and agent through settlement. Our experience with Brighton's houses, townhouse developments and rebuilds means we can anticipate lender questions before they slow things down.
What upfront costs should I budget for when buying in Brighton?
When buying a house in Brighton, budget beyond the deposit for stamp duty, which depends on the price and whether any first home buyer exemption or concession applies, along with conveyancing or legal fees. A building and pest inspection is worth the cost on established houses, and council rates and water charges are adjusted at settlement. Lenders may also charge application or valuation fees, and lenders mortgage insurance usually applies if you borrow more than 80% of the value without a guarantor or government scheme. If you plan to renovate or rebuild later, we factor that into the loan structure from the start. We map out all of these costs before you make an offer.
Why is Brighton 3186 a good place to buy a home or investment property?
Brighton combines a long stretch of foreshore, including Brighton Beach and the Dendy Street bathing boxes, with four nearby Sandringham line stations and two established shopping strips on Church Street and Bay Street. The suburb is home to a wide range of schools, from Brighton Primary School and Brighton Secondary College to several independent schools. Its housing is mostly larger family homes on established streets. As with any suburb, check individual properties, planning controls and pricing carefully before buying.
How does a construction loan work for a knockdown rebuild in Brighton?
A construction loan funds the build in stages, usually called progress payments, such as slab, frame, lock-up, fixing and completion. You generally pay interest only on the amount drawn during construction, then the loan converts to a standard home loan. Lenders require a fixed-price building contract, approved plans and council permits from the City of Bayside. If you are also refinancing your existing loan or renting while you build, we factor in those costs so the whole project is properly funded.
Can I use the equity in my Brighton home to buy an investment property?
Often, yes. Equity is the difference between your property's value and what you owe, and lenders may let you borrow against part of it to fund a deposit and costs on another property. Your income, existing debts and the lender's serviceability rules will determine how much you can access. Structuring matters, so we usually suggest separate loan splits for investment purposes and recommend you speak with your accountant about tax. We also check how the new loan affects your plans for retirement.
Do I need to visit a bank in Brighton to get a home loan?
No branch visit is needed. EverLend can meet you in person or handle everything by phone, email and video, with documents uploaded securely. That flexibility is useful for busy families, people who travel for work, and anyone juggling a sale and purchase at the same time. We submit the application to your chosen lender, chase any outstanding items and walk you through the loan documents before you sign, so the process stays on track without extra appointments.
