Our Armadale team put you first

Armadale draws a broad mix of buyers, from young couples picking up a two bedroom apartment near the station to families chasing a period house close to Lauriston or King David School. That variety suits our approach. Rather than offering one bank's products, EverLend compares more than 60 lenders, and principal broker Evelyn Clark takes time to understand whether you are buying, upsizing or investing. We meet at our St Kilda office, by phone or by video, and manage everything through to settlement.

Buying property in Armadale

Armadale offers a more even mix of homes than its neighbours to the west. At the 2021 Census, flats and apartments made up 57.5% of occupied private dwellings, separate houses 25.4% and semi-detached, terrace and townhouse homes 16.8%. Three bedroom dwellings accounted for 26.3% and those with four or more bedrooms 12.6%, so there is genuine family sized stock alongside apartments.

Tenure is balanced too. In 2021, 44.7% of households rented, 29.5% owned outright and 23.1% owned with a mortgage. Family households made up 54.0% of the total, and among families, couples with children were 34.0%. The median age was 38, a few years older than in nearby Prahran and South Yarra.

Armadale's population was 9,368 at the 2021 Census, and the median weekly household income was $2,193. Heritage buildings such as Armadale House, built in 1876, and the 1893 Armadale Arcade hint at the suburb's long history, and the residential streets reflect it with older houses sitting beside later apartment blocks. Buyers here typically include first home buyers targeting apartments, families moving up from smaller homes and investors attracted by the rental share.

Home loan options for Armadale buyers

With a mix of apartments and family homes, Armadale buyers come to us with different goals. Families moving from an apartment to a house often need help working out whether to buy first or sell first, and bridging finance may be part of that discussion. Owners who have held their property for years can review their loan or use equity for renovations or an investment purchase.

Other common Armadale scenarios include:

  • first home buyers purchasing an apartment and checking eligibility for the Victorian First Home Owner Grant, first home buyer stamp duty concessions or the federal Home Guarantee Scheme
  • investors comparing loan structures for a unit near the station
  • renovators needing construction finance for an older house

We explain how each lender's policy applies before you commit, including how they value period houses and apartments, so you can bid with a realistic budget and a clear idea of your repayments.

Living in Armadale

Armadale is about 7 km south-east of the Melbourne CBD in the City of Stonnington, bordered by Glenferrie Road, Orrong Road, Malvern Road and Dandenong Road. Two stations on the Frankston line serve the suburb: Armadale station off Morey Street and Toorak station on Beatty Avenue, which sits in Armadale despite its name.

By tram, route 6 runs along High Street, route 72 along Malvern Road, route 5 along Dandenong Road and route 16 along Glenferrie Road.

High Street is the main shopping strip, known for antiques, art, decorative furnishings, bridal wear and fashion, and Glenferrie Road on the eastern edge adds shops and restaurants. Armadale Arcade, opened in 1893, links through to the station.

For open space, residents have Toorak Park with its oval and pavilions, Victory Square Reserve, Armadale Reserve and Union Street Gardens. School options include Armadale Primary School in Densham Road, Lauriston Girls' School at Malvern and Huntingtower Roads, and King David School, a Jewish school with campuses in the suburb.

We also help buyers in nearby Malvern and Toorak.

What our Armadale clients are saying

Evelyn has earned a client for life

This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.

She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.

This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive

Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!

I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Armadale home loan FAQs

  • How can a mortgage broker in Armadale help me?

We act as your guide through the home loan process. First we get a clear picture of your income, savings, existing property and goals. Then we compare loans from over 60 lenders and explain which ones fit and why, covering interest rate type, fees, offset accounts and repayment flexibility. In Armadale, where buyers range from apartment purchasers to families upsizing into a house, we also consider how lenders treat different property types and whether bridging finance might be needed. We look after the paperwork and lender communication right through to settlement.

  • What upfront costs should I budget for when buying in Armadale?

Your deposit is only part of the cash you need. Stamp duty is usually the biggest extra cost, and the amount depends on the price and on whether you qualify for a first home buyer exemption or concession. Because most Armadale homes are apartments, ask for the owners corporation certificate early and budget for ongoing owners corporation fees and any special levies. Add conveyancing or legal fees, any lender application or valuation fees, and lenders mortgage insurance if your deposit is under 20% and you are not using a scheme such as the federal Home Guarantee Scheme. We set out these costs with you before you make an offer, so you know how much cash you need at settlement.

  • Why is Armadale 3143 a good place to buy a home or investment property?

Armadale offers established streets, a well known shopping strip and solid transport around 7 km from the CBD. Two Frankston line stations, Armadale and Toorak, and trams along High Street, Malvern Road, Dandenong Road and Glenferrie Road give plenty of options for getting around. High Street is known for antiques, fashion and homewares, and parks such as Toorak Park and Victory Square Reserve add green space. Schools including Armadale Primary School and Lauriston Girls' School draw families. The 2021 Census showed a fairly even split between owners and renters. Your own goals and budget will decide whether it suits you.

  • Should I buy first or sell first when upsizing in Armadale?

Both approaches have trade-offs. Buying first lets you secure the right home without rushing, but you may need bridging finance to cover both properties until your current home sells, and that adds cost and risk. Selling first gives you certainty about your budget, though you may need to rent or negotiate a longer settlement while you find the next place. Many lenders offer bridging loans with different terms, including how long they allow for the sale. We look at your equity, borrowing capacity and timing, then explain how each option would work for your Armadale move.

  • What should I consider when buying an older house in Armadale to renovate?

Older Armadale homes can have heritage controls, so check what changes the City of Stonnington allows before you buy. A building and pest inspection will help you budget for structural work. On the finance side, you might fund smaller renovations through a top up or equity release later, while major works may need a construction loan that releases funds in stages as the builder completes each part of the project. Lenders usually want a fixed price contract and approved plans for construction lending. We help you choose a lending structure that fits the scale of your renovation and your budget.

  • How long does pre-approval take when buying in Armadale?

Pre-approval can often be obtained within a few business days once a lender has your full documents, although some take longer, particularly for self employed applicants or during busy periods. We help speed things up by giving you a clear list of what is needed, such as payslips, bank statements, tax returns and identification. If you are upsizing, we will also need details of your current property and loan. Pre-approval gives you a working budget for Armadale inspections and auctions, but formal approval still depends on the lender valuing the property you choose.
