Buying property in Malvern

Malvern offers a broader range of housing than many inner suburbs. At the 2021 Census, 45.8% of its 4,007 occupied private dwellings were separate houses, 30.8% were flats or apartments and 19.4% were semi-detached, row or terrace houses or townhouses. Larger homes are well represented, with 28.1% having four or more bedrooms and another 30.3% having three.

Owners are firmly in the majority. The 2021 Census showed 41.9% of dwellings owned outright and 28.3% owned with a mortgage, while 26.7% were rented. Couples with children made up 44.4% of families and couples without children 42.1%, with a median age of 44.

Income and housing cost figures reflect an established area. The 2021 Census median weekly household income was $2,606 and the median monthly mortgage repayment was $3,057, while median rent was $450 a week. Typical buyers include families upsizing to a house close to schools, professionals buying apartments near the station and shops, and long-term owners renovating or rebuilding. Older homes in particular can raise questions about condition and renovation costs, which lenders and valuers will take into account.

Home loan options for Malvern buyers

Malvern's mix of houses and apartments supports a wide range of loan types.

  • Families upgrading: moving from an apartment or smaller home into a three or four bedroom house often means bridging finance or using equity.
  • Renovators and rebuilders: construction loans release funds in stages as work progresses, subject to permits and lender approval.
  • Refinancers: many local owners hold significant equity, which may give more options when restructuring a loan.
  • Investors and first home buyers: apartments, which were 30.8% of dwellings at the 2021 Census, offer an entry point, and first home buyers may be eligible for stamp duty concessions or the federal Home Guarantee Scheme.
  • Downsizers: owners selling a large family house may need a smaller loan, or none at all, to buy an apartment or townhouse nearby.

We explain the costs, timelines and lender requirements for each path so you can choose with confidence.

Living in Malvern

Malvern is in the City of Stonnington, around 8 km south east of the Melbourne CBD. Malvern station, on Station Street just off Glenferrie Road, is served by the Frankston, Pakenham and Cranbourne lines, and Tooronga station on the Glen Waverley line serves the northern part of the suburb. Trams are just as useful: route 16 stops on Glenferrie Road, route 5 runs along Wattletree Road and route 6 follows High Street, with the heritage listed Malvern tram depot on Glenferrie Road.

Glenferrie Road is the main shopping strip, with shops, restaurants and boutiques, and Malvern Central is home to David Jones, Woolworths and around forty other stores. Malvern Town Hall stands opposite the Stonnington City Centre council offices.

Green space includes Malvern Gardens on Spring Road, Central Park and Robert Menzies Reserve. Schools in the suburb include Malvern Primary School on Tooronga Road, St Joseph's Primary School, Malvern Central School and De La Salle College on High Street, along with the Malvern campus of Caulfield Grammar School.

We also help buyers in nearby Armadale and Toorak.

What our Malvern clients are saying

Evelyn has earned a client for life

This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.

She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.

This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive

Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!

I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Malvern home loan FAQs

  • How can a mortgage broker in Malvern help me?

Our job is to find and secure a loan that suits you, so you do not have to research dozens of lenders yourself. We review your finances, talk through the Malvern property you are targeting and compare home loans from our panel of 60+ lenders. Malvern has a large share of separate houses, and lenders differ in how much they will lend against a particular home and what they need from you. We prepare the paperwork, lodge the application and manage everything through to settlement, then check in over time to make sure your loan still suits you.

  • What upfront costs should I budget for when buying in Malvern?

When buying a house in Malvern, budget beyond the deposit for stamp duty, which depends on the price and whether any first home buyer exemption or concession applies, along with conveyancing or legal fees. A building and pest inspection is worth the cost on established houses, and council rates and water charges are adjusted at settlement. Lenders may also charge application or valuation fees, and lenders mortgage insurance usually applies if you borrow more than 80% of the value without a guarantor or government scheme. If you plan to renovate or rebuild later, we factor that into the loan structure from the start. We map out all of these costs before you make an offer.

  • Why is Malvern 3144 a good place to buy a home or investment property?

Malvern combines established housing, good transport and a choice of schools. It is about 8 km from the CBD, with Malvern station on the Frankston, Pakenham and Cranbourne lines and trams along Glenferrie Road, Wattletree Road and High Street. Glenferrie Road and Malvern Central cover everyday shopping, while Central Park and Malvern Gardens provide green space. The 2021 Census showed 70.2% of homes were owned outright or with a mortgage. As with any purchase, look closely at the individual home and seek independent advice before you commit.

  • What should I know about buying a period home in Malvern?

Older homes can be beautiful, but they need extra checks. Organise a thorough building and pest inspection, as issues such as rising damp, roof condition, old wiring and stumps can be costly. Ask the City of Stonnington whether a heritage overlay applies to the property and what changes are allowed before planning any works. Lenders base their decision on the valuation, so a property needing major repairs may be valued below the price you pay. If you plan to renovate, we can look at loans that fund works after purchase.

  • Can I do a knockdown rebuild in Malvern?

It can be possible, but it depends on the property and the planning controls that apply. A site may carry a heritage or other overlay that restricts demolition, so start by checking with council or a town planner. If a rebuild is allowed, a construction loan is usually used, with funds released in stages as the builder completes each part of the job. Lenders will want a fixed price building contract, plans and permits. You may also need somewhere to live during the build, so we factor rent or bridging costs into your budget.

  • Do I need to visit a bank in Malvern to get a home loan?

Not at all. EverLend arranges your loan directly with the lender, so there is no need to book a branch appointment in Malvern or anywhere else. Most documents are uploaded online and loan contracts can usually be signed electronically. We are based in St Kilda and are happy to meet there, or to work with you by phone and video if that fits better around work and school runs. Because we compare loans from more than 60 lenders, you also see more choice than you would by walking into one bank.
