Buying property in Toorak
Toorak is often pictured as a suburb of mansions, but the 2021 Census shows a more varied picture. Flats and apartments made up 49.8% of occupied private dwellings, separate houses 30.4% and semi-detached, terrace and townhouse homes 19.8%. Larger homes are well represented, with 22.3% of dwellings having four or more bedrooms.
Ownership is notably high. In 2021, 42.6% of households owned their home outright, 22.6% had a mortgage and 31.1% rented. The median age was 47, well above neighbouring inner suburbs, and family households made up 59.5%. The 2021 Census median weekly household income was $2,533, and the median monthly mortgage repayment was $3,152.
The housing story explains the mix. Large Italianate mansions went up in the 1880s land boom, interwar years brought Tudor revival homes, and after the Second World War many big holdings were subdivided into flats, townhouses and apartments. From the 1980s, larger Neo-Georgian and Neo-Classical houses appeared. Buyers today can choose anything from a postwar flat to a substantial family residence, and lenders treat each very differently.
Home loan options for Toorak buyers
Toorak loans often involve larger amounts and more complex finances, so lender selection matters. Common scenarios we help with include:
- Upsizing families who need bridging finance while they sell their current home.
- Downsizers moving from a house into an apartment, sometimes with a smaller loan or none at all.
- Business owners and self employed buyers whose income is assessed through company or trust financials.
- Rebuilders and renovators needing construction finance for an older property.
- Investors using equity in their home to buy another property.
Apartment buyers starting out, including first home buyers checking stamp duty concessions or the federal Home Guarantee Scheme, are also part of the picture. Policies on loan size, income type and property type differ between lenders, and we compare them for you. Where your accountant or solicitor is involved, we are happy to work with them so the loan structure lines up with your broader plans.
Living in Toorak
Toorak is about 5 km south-east of the Melbourne CBD in the City of Stonnington. Heyington station, on the Glen Waverley line, is the suburb's only station, while Toorak station, despite its name, is in neighbouring Armadale on the Frankston line. Hawksburn station in South Yarra is another option on the western side.
Tram route 58 runs along Toorak Road, a line that has carried trams since 1888, and route 72 follows Malvern Road on the southern boundary.
Toorak Village on Toorak Road is the commercial centre, known for dining, fashion and homewares. Toorak Park and its oval actually sit just over the border in Armadale, minutes from Toorak station, and Como Park in South Yarra is close by.
Schools are a major draw. St Catherine's School, Loreto Mandeville Hall, St Kevin's College near Heyington station and Geelong Grammar's Toorak Campus are all in the suburb, alongside the state primary Toorak Central School, which opened in 1890. Toorak House, built in 1849, served as Victoria's first Government House.

What our Toorak clients are saying
Evelyn has earned a client for life
This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.
She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.
This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

New Purchase
Highly competent & very responsive
Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Peter Skands
Client
Thank you Evelyn for all your help!
I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Toorak home loan FAQs
How can a mortgage broker in Toorak help me?
For many Toorak buyers, the value of a broker lies in handling complexity. We review your full financial position, including any business, trust or investment income, then compare loans from more than 60 lenders to find those whose policies suit you. That can include lenders who assess larger loan amounts or self employed income in a more flexible way. We coordinate the application, valuation and approval, and work alongside your accountant or solicitor where needed. Our knowledge of the local property mix, from postwar flats to substantial family homes, helps us anticipate how lenders will view a particular purchase.
What upfront costs should I budget for when buying in Toorak?
Toorak has a mix of houses, townhouses and apartments, and the upfront costs vary with the type you buy. For any purchase, allow for stamp duty, which depends on the price and on any first home buyer exemption or concession, plus conveyancing or legal fees and possible lender application or valuation fees. For an apartment or townhouse, review the owners corporation certificate for fees and special levies. For a house, a building and pest inspection is a sensible extra. Lenders mortgage insurance may apply with a deposit under 20%, unless a scheme such as the federal Home Guarantee Scheme suits you. We go through these costs with you before you commit.
Why is Toorak 3142 a good place to buy a home or investment property?
Toorak combines heritage streets, established schools and good transport about 5 km from the CBD. Families are drawn to schools such as St Catherine's School, Loreto Mandeville Hall, St Kevin's College and Toorak Central School. Trams on Toorak Road and Malvern Road, along with Heyington station on the Glen Waverley line and nearby Toorak and Hawksburn stations, connect residents to the city. Toorak Village provides shopping and dining. The 2021 Census showed 42.6% of households owning outright, a sign of a long term owner base. As with any suburb, value depends on the specific property and your own plans.
Can I get a home loan for a knockdown rebuild in Toorak?
Yes, many lenders offer construction loans for knockdown rebuilds, although the process differs from a standard purchase. Funds are usually released in stages as the build progresses, and you typically pay interest only on the amount drawn during construction. Lenders will want a fixed price building contract, council approved plans and details of your builder. In Toorak, heritage overlays and planning controls can affect what you are allowed to demolish or build, so check with the City of Stonnington early. We help you find a lender whose construction policy fits the project and explain how the loan will work at each stage.
How do lenders assess self employed or business income for a Toorak purchase?
Most lenders ask self employed borrowers for two years of personal and business tax returns, notices of assessment and financial statements, although some accept one year in certain cases. Income held in companies or trusts can be assessed in different ways, and some lenders add back items such as depreciation or one off expenses. For borrowers without up to date financials, some lenders offer alternative documentation loans, usually with different conditions. Because policies vary so much, choosing the right lender can make a real difference to borrowing capacity. We work with you and your accountant to present your income clearly.
Do I need to visit a bank in Toorak to get a home loan?
Not at all. We arrange your loan without you needing to visit a branch, and we can meet at our St Kilda office, by phone or by video call. Documents are shared securely online, and much of the paperwork can now be signed electronically. Using a broker also gives you access to more than 60 lenders rather than a single bank's range, which is particularly helpful when your income or loan size falls outside standard policy. If any step requires an in person signature or identity check, we will organise it with you in advance.
