Buying property in South Yarra
With 25,028 residents at the 2021 Census, South Yarra is the most populous of the inner south-east suburbs we cover, and it is overwhelmingly apartment based. Flats and apartments made up 79.5% of occupied private dwellings, semi-detached, terrace and townhouse homes 12.8%, and separate houses only 7.4%.
The 2021 Census also showed 61.8% of households renting, with owners split almost evenly between those with a mortgage (17.7%) and those who owned outright (17.8%). Nearly half of households (49.3%) were lone person households, the average household size was 1.7 people and the median age was 33. Two bedroom dwellings (46.2%) and one bedroom dwellings (30.2%) dominate.
The building stock spans almost two centuries. Large houses went up from the 1840s, Victorian terrace rows line streets such as Park Street and Leopold Street, Art Deco apartments were built along Alexandra Avenue and Darling Street in the 1920s and 1930s, and apartment construction continued around South Yarra station in later decades. For borrowers, that variety matters, because lenders assess a 1930s walk-up, a 1970s block and a new tower in different ways.
Home loan options for South Yarra buyers
Most South Yarra purchases involve an apartment, so we focus early on whether a property meets lender rules on size and building density. From there, the strategy depends on who you are:
- First home buyers moving out of a rental can explore the federal Home Guarantee Scheme, the Victorian First Home Owner Grant where eligible, and stamp duty concessions for first home buyers.
- Investors can compare how lenders assess rental income and which loan structure fits their plans.
- Owners of older flats may want to refinance or access equity for a renovation.
- Upsizers heading for a terrace or larger apartment can look at bridging finance.
We explain the pros and cons of each lender's policy before anything is lodged, and we can also look at features such as offset accounts and redraw that matter to owner occupiers and investors in different ways. If the building or unit size rules out some lenders, we tell you early rather than after you have signed.

What our South Yarra clients are saying
Evelyn has earned a client for life
This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.
She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.
This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive
Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Client
Thank you Evelyn for all your help!
I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

South Yarra home loan FAQs
How can a mortgage broker in South Yarra help me?
Our role is to match you with a suitable loan and manage the process. We look at your finances and the property you want, compare products from more than 60 lenders and recommend options with a clear explanation of costs and features. In South Yarra, where most homes are apartments, part of that job is checking each lender's policy on internal size, building height and number of units, because these rules can change the deposit required. We then prepare the application, respond to lender queries and keep you posted until the keys are yours.
What upfront costs should I budget for when buying in South Yarra?
Your deposit is only part of the cash you need. Stamp duty is usually the biggest extra cost, and the amount depends on the price and on whether you qualify for a first home buyer exemption or concession. Because most South Yarra homes are apartments, ask for the owners corporation certificate early and budget for ongoing owners corporation fees and any special levies. Add conveyancing or legal fees, any lender application or valuation fees, and lenders mortgage insurance if your deposit is under 20% and you are not using a scheme such as the federal Home Guarantee Scheme. We set out these costs with you before you make an offer, so you know how much cash you need at settlement.
Why is South Yarra 3141 a good place to buy a home or investment property?
South Yarra's main drawcard is access. South Yarra station is served by four train lines, trams run along Toorak Road, Chapel Street and Commercial Road, and the CBD is roughly 4 km away. Residents have the Royal Botanic Gardens, Fawkner Park and Como Park close by, plus shopping on Toorak Road, Chapel Street and at Prahran Market. Well known schools such as Melbourne High School and Melbourne Grammar School are local. The 2021 Census showed a large renting population, which investors often look for. As always, the right purchase depends on the property and your own finances.
Will lenders finance a small or studio apartment in South Yarra?
Some will, but policies vary widely. Many lenders set a minimum internal living area, and studios or very compact one bedroom units can fall below it. Others accept smaller apartments but ask for a larger deposit, or apply stricter rules in high density buildings with many units. Location, building age and whether the unit has a car space can also be considered. Because South Yarra has a high share of one bedroom and studio dwellings, we check the floor plan and building details against lender policies before you commit, so you know your realistic deposit and lender options.
What should I know about buying an Art Deco or older flat in South Yarra?
South Yarra's interwar flats, including the Art Deco blocks around Alexandra Avenue and Darling Street, are popular for their character and space. Before buying, review the owners corporation records for planned maintenance, special levies and the condition of shared areas like roofs and plumbing. Older buildings may have no car parking or lifts, which some buyers and valuers factor in. Most lenders will consider these properties, but the valuation will reflect the building's condition and comparable sales. We help you understand how a lender may view the flat and plan your deposit and repayments accordingly.
How long does pre-approval take when buying in South Yarra?
Timeframes depend on the lender and how complete your paperwork is, but conditional pre-approval often comes through within several business days of lodging. It can take longer if you are self employed, have complex income or apply during a busy period. We give you a document checklist up front so nothing holds things up. With so many apartments listed in South Yarra, having pre-approval in place helps you act with confidence, though remember it is conditional: the lender still needs to assess the actual property, including the building, before giving formal approval.
