Our Hampton team put you first

Hampton buyers tend to be well established, and their questions are often more complex than a simple first loan. We regularly help families stretching into a larger home, owners releasing equity to renovate, and empty nesters swapping a big block for a townhouse. Our St Kilda office sits along the same stretch of the bay, so meeting in person is easy. Evelyn Clark and the team take the time to understand your full financial picture before recommending lenders from our panel of more than 60.

Buying property in Hampton

Hampton is a settled, owner-occupied bayside suburb. At the 2021 Census it had 13,518 residents in 5,618 private dwellings, and the median age was 45.

Housing leans towards houses on their own land. Of occupied dwellings, 62.0% were separate houses, 22.7% were semi-detached homes, terraces or townhouses and 14.2% were flats or apartments, according to the 2021 Census. The average dwelling had 3.1 bedrooms. Much of the suburb was subdivided from market gardens in the 1930s, and 300 homes were built by the War Service Homes Commission for returned soldiers.

Owning is far more common than renting. In the 2021 Census, 40.9% of homes were owned outright and 34.3% were owned with a mortgage, leaving 22.7% rented. Median monthly mortgage repayments were $3,000 and median weekly household income was $2,682.

Families make up 73.4% of households, and 52.5% of families were couples with children. That profile translates into competition for family homes near schools and the beach, plus a solid market of downsizers looking for low-maintenance townhouses without leaving the area.

Home loan options for Hampton buyers

With higher price points and plenty of existing equity in the suburb, Hampton loans often need careful structuring.

  • Upsizers: we look at bridging loans and the sequence of buying and selling so you can secure the right home first.
  • Downsizers: if you are moving into a townhouse, we can discuss whether a smaller loan or no loan suits, and how to keep funds accessible.
  • Renovators: equity release or a construction loan can fund an extension or rebuild on an older block.
  • First home buyers: apartments and units are the most common way in, and we will check eligibility for first home buyer concessions and the federal Home Guarantee Scheme.

Larger loan amounts can trigger stricter servicing checks and lower maximum loan-to-value ratios with some lenders, so choosing the right lender matters as much as the rate. We will explain the differences before you apply.

Living in Hampton

Hampton lies about 14 km south-east of the Melbourne CBD in the City of Bayside. Hampton station is on the Sandringham line, and the station began life in 1887 as Retreat before local councillors pushed for it to be renamed Hampton.

Hampton Street is the heart of the suburb. It is a long, traditional shopping strip with more than 50 cafes and restaurants, plus fashion boutiques and specialty stores, and it has never been replaced by a stand-alone shopping centre. Hampton beach and its pier sit on Port Phillip, with the foreshore reserve stretching north towards Picnic Point and Brighton.

For families, Castlefield Reserve on the corner of Kingston and Ludstone Streets has an oval, playgrounds, practice nets and a basketball court. Hampton Primary School, which opened in 1913, is one of the local government schools, and the area also has a Catholic primary school. The Hampton Angling Club is based on the foreshore, and Hampton Post Office first opened in 1909.

We also help buyers in nearby Sandringham and Brighton.

Evelyn has earned a client for life

This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.

She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.

This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive

Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!

I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Hampton home loan FAQs

  • How can a mortgage broker in Hampton help me?

A broker does the comparison legwork for you. We gather your financial information, assess what you can comfortably borrow and search a panel of more than 60 lenders for loans that match your needs. For Hampton buyers that often includes larger loan amounts, bridging finance or equity release, where lender rules vary considerably. We prepare and lodge the application, deal with valuers and lenders on your behalf and keep you informed right up to settlement, so you can focus on finding the right property.

  • What upfront costs should I budget for when buying in Hampton?

When buying a house in Hampton, budget beyond the deposit for stamp duty, which depends on the price and whether any first home buyer exemption or concession applies, along with conveyancing or legal fees. A building and pest inspection is worth the cost on established houses, and council rates and water charges are adjusted at settlement. Lenders may also charge application or valuation fees, and lenders mortgage insurance usually applies if you borrow more than 80% of the value without a guarantor or government scheme. If you plan to renovate or rebuild later, we factor that into the loan structure from the start. We map out all of these costs before you make an offer.

  • Why is Hampton 3188 a good place to buy a home or investment property?

Hampton combines Port Phillip beach frontage, a busy shopping strip along Hampton Street and a direct train service on the Sandringham line. The 2021 Census showed 75.2% of homes were owner-occupied, either outright or with a mortgage, which suggests a stable, long-term community. Family households made up 73.4% of all households. For investors, 22.7% of homes were rented in 2021, so tenant demand and vacancy are worth researching before you buy. We can help you weigh up the numbers.

  • Can I buy a bigger home in Hampton before selling my current one?

Often, yes. Bridging finance lets you purchase your next home before your existing property sells. During the bridging period, many lenders capitalise interest or require interest-only repayments, and they will assess your ability to cover the combined debt if the sale takes longer than expected. Most lenders set a maximum bridging term, commonly six to twelve months. Because Hampton homes can carry significant equity, bridging is a common strategy here, but it suits some situations better than others. We will run through the costs and risks before you decide.

  • How do I finance a downsize to a townhouse in Hampton?

Townhouses accounted for 22.7% of Hampton's occupied dwellings at the 2021 Census, so downsizing within the suburb is a realistic option. If the sale of your family home covers the purchase, you may not need a loan at all, though some people keep a small facility or offset account for flexibility. If you are buying first, a short-term bridging loan may help. Lenders will also consider your age and repayment plan if you are nearing retirement, so it pays to have an exit strategy ready.

  • Do I need to visit a bank in Hampton to get a home loan?

No. You do not need to set foot in a bank branch. We can meet you at our St Kilda office, by phone or by video call, and most documents can be sent and signed electronically. Once we have compared lenders and you have chosen a loan, we submit the application and deal directly with the lender. Many of our Hampton clients appreciate not having to take time off work to queue at a branch, and you still get one person to call if questions come up.
