What we can do for you
Buying property in Sandringham
Of the bayside suburbs we cover, Sandringham has one of the most varied housing mixes. According to the 2021 Census, half of all occupied dwellings (50.0%) were separate houses, 26.8% were flats or apartments and 22.4% were semi-detached homes, terraces or townhouses. Multi-storey apartments now sit alongside older houses and the heritage shopfronts around Melrose Street.
The 2021 Census counted 10,926 residents across 4,915 private dwellings, with an average of 2.4 people per household and 2.9 bedrooms per dwelling. The median age was 47.
Outright ownership is common. In 2021, 39.6% of homes were owned outright, 32.3% were owned with a mortgage and 25.3% were rented. The median monthly mortgage repayment was $2,708 and the median weekly household income was $2,313.
Single-person households made up 30.0% of all households, and among families, couples without children (41.4%) were nearly as common as couples with children (46.6%). That mix creates steady demand for low-maintenance apartments and townhouses from downsizers and singles, alongside families competing for houses near schools and the foreshore.
Home loan options for Sandringham buyers
Sandringham's buyers are diverse, and the right loan depends on your stage of life.
- Downsizers: moving from a house to an apartment may need short-term bridging or a small loan, and we look at lenders that are comfortable with older borrowers who have a clear exit plan.
- Families upgrading: we help structure loans so you can buy a larger home near schools and the beach.
- Apartment buyers: some lenders apply tighter rules to small or high-density units, so we check policies before you commit.
- Refinancers: with 32.3% of homes owned with a mortgage in the 2021 Census, many owners can benefit from checking whether their loan still suits them.
We also explain how first home buyer stamp duty concessions and the federal Home Guarantee Scheme may apply if you are buying your first property here.
Living in Sandringham
Sandringham sits on Port Phillip about 16 km south of the Melbourne CBD and is part of the City of Bayside. Sandringham station is the terminus of the Sandringham line, with trains to the city taking about 27 minutes, and buses connect the station with St Kilda, Westfield Southland and Chadstone.
The shops around Melrose Street and Station Street form a compact village between the station and the beach, with heritage shopfronts dating back more than a century. Sandringham Beach and the Sandringham Yacht Club marina are the suburb's best-known features, and a coastal walking track and bike path follow the foreshore.
For sport, Trevor Barker Oval on Beach Road is home to the Sandringham Football Club, while RG Chisholm Reserve on Duncan Street hosts local cricket and junior football. Schools include Sandringham Primary School, which opened in 1855, Sandringham East Primary School and Sandringham College, which has campuses on Bluff Road and Holloway Road. The heritage-listed former Masonic Centre on Abbott Street is now a community centre.

What our Sandringham clients are saying
Evelyn has earned a client for life
This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.
She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.
This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive
Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!
I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Sandringham home loan FAQs
How can a mortgage broker in Sandringham help me?
We simplify a crowded market. Instead of you researching dozens of lenders, we compare loans from more than 60 of them and narrow the field to the options that suit your income, assets and plans. Sandringham buyers often have particular needs, such as financing an apartment, restructuring an existing loan or bridging between properties, and lender policies on these vary widely. We explain the choices, prepare the application, follow up with the lender and keep you informed through every step to settlement.
What upfront costs should I budget for when buying in Sandringham?
When buying a house in Sandringham, budget beyond the deposit for stamp duty, which depends on the price and whether any first home buyer exemption or concession applies, along with conveyancing or legal fees. A building and pest inspection is worth the cost on established houses, and council rates and water charges are adjusted at settlement. Lenders may also charge application or valuation fees, and lenders mortgage insurance usually applies if you borrow more than 80% of the value without a guarantor or government scheme. If you plan to renovate or rebuild later, we factor that into the loan structure from the start. We map out all of these costs before you make an offer.
Why is Sandringham 3191 a good place to buy a home or investment property?
Sandringham combines direct beach access, a historic shopping area around Melrose Street and the terminus of the Sandringham line, with trains to the city taking about 27 minutes. Sandringham Beach, the yacht club and the coastal trail are major drawcards. The 2021 Census recorded 71.9% of homes as owner-occupied, pointing to a stable community. With 26.8% of dwellings being apartments, there is also choice for investors and smaller households. We can help you work out what is affordable.
Can I get a home loan for an apartment in Sandringham?
Yes. Most lenders finance apartments, but some apply extra criteria. These may include minimum internal floor areas, limits on how much of a single building they will lend against and higher deposit requirements for high-density or very small units. A well-located apartment in a smaller boutique block may be assessed differently from one in a large complex. Because apartments made up 26.8% of Sandringham dwellings in the 2021 Census, we regularly check these policies for clients and steer you towards lenders comfortable with the property.
Can I still get a home loan if I am over 55 and downsizing in Sandringham?
Age alone does not rule you out, but lenders must be satisfied that you can repay the loan without hardship. If the loan term extends past your expected retirement, many lenders will ask for an exit strategy, such as selling another property, using superannuation or making a lump-sum repayment. A smaller loan relative to the property value can help. Given Sandringham's median age of 47 in the 2021 Census, this is a question we hear often, and we can identify lenders with suitable policies.
Do I need to visit a bank in Sandringham to get a home loan?
Not at all. We can do everything by phone, video call or at our St Kilda office, and most documents can be signed and submitted electronically. Once you have chosen a loan, we lodge the application and handle questions from the lender on your behalf. That saves you time and gives you access to lenders that do not have a physical presence in the area. If you prefer a face-to-face meeting, we are happy to arrange one at a time that works for you.
