Our Windsor team put you first

Windsor is practically our neighbourhood. The route 78 tram links Chapel Street with Balaclava, and our St Kilda office is only minutes away, which makes it easy to meet before work or on a weekend. The Windsor buyers we see tend to be renters ready for their first apartment, sharers turning a group house budget into ownership, and investors who like the suburb's tight rental market. Evelyn Clark and the team line up options from 60+ lenders and handle the application from start to finish.

Buying property in Windsor

Windsor is one of the smaller suburbs in Melbourne's inner south-east, with 7,273 residents at the 2021 Census, and it is heavily weighted towards compact homes. Flats and apartments accounted for 59.5% of occupied private dwellings, while semi-detached, terrace and townhouse homes made up 27.4%, a larger share than in many neighbouring suburbs. Separate houses were only 12.6%.

Size follows the same pattern. One bedroom homes made up 28.0% and two bedroom homes 43.4% of occupied dwellings, according to the 2021 Census, and the average household had just 1.8 people.

Tenure leans firmly towards renting: 57.7% of households rented in 2021, 22.6% owned with a mortgage and 16.8% owned outright. Group households were 12.2% of the total, reflecting the share houses near Chapel Street, and the median age was 34. Among families, couples without children made up 61.3%.

For buyers, that adds up to a market dominated by apartments and terraces, where first home buyers and investors often compete for the same one and two bedroom stock. Older Victorian terraces sit alongside medium density blocks and a high-rise public housing tower, so the type of building matters when lenders assess a property.

Home loan options for Windsor buyers

Windsor's mix of renters, sharers and investors shapes the loans we arrange most. Renters who have been saving often want to know whether a smaller deposit is workable, and we explain how the federal Home Guarantee Scheme, the Victorian First Home Owner Grant and stamp duty concessions for first home buyers may apply to their purchase.

Friends buying together, a common question in a suburb with so many group households, need lenders who are comfortable with joint applications and clear on how each borrower's income and debts are assessed. We also help:

  • investors comparing loan structures for a unit they plan to rent out
  • terrace owners wanting to release equity for renovations
  • owners whose fixed rate has ended and who want a fresh comparison

Lender appetite for small apartments varies, so we match the property to the lender before you apply.

Living in Windsor

Windsor is about 5 km south-east of the CBD and sits mostly in the City of Stonnington, with part of the suburb in the City of Port Phillip. Windsor station, heritage listed and opened in 1896, is on the Sandringham line.

Tram routes 5, 6, 64 and 78 run along Dandenong Road, High Street and Chapel Street, and route 78 continues south to Balaclava. The southern end of Chapel Street gives Windsor its own run of cafes, bars and shops, while Little Windsor on Punt Road adds another small strip on the suburb's western edge. Local pubs such as the Windsor Castle Hotel have been part of the area for generations.

Schools in or near the suburb include Windsor Primary School, St Mary's College and Prahran High School, the vertical secondary school that opened in 2019. The National Institute of Circus Arts in Green Street and the Prahran campus of Melbourne Polytechnic add a tertiary presence. For open space, Victoria Gardens on High Street is just over the line in Prahran, and Albert Park and the St Kilda foreshore are a short trip away.

We also help buyers in nearby Prahran and South Yarra, as well as from our home base in St Kilda.

What our Windsor clients are saying

Evelyn has earned a client for life

This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.

She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.

This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive

Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!

I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Windsor home loan FAQs

  • How can a mortgage broker in Windsor help me?

We take the comparison work off your plate. After a conversation about your income, savings and the type of Windsor property you are after, we search home loans from over 60 lenders and shortlist those that fit. We then explain the differences in features, fees and conditions, prepare your application and liaise with the lender until settlement. Local knowledge helps too. Windsor has a high share of apartments and terraces, and lenders treat these differently, so we look at building type, size and strata details early to avoid surprises at valuation.

  • What upfront costs should I budget for when buying in Windsor?

Your deposit is only part of the cash you need. Stamp duty is usually the biggest extra cost, and the amount depends on the price and on whether you qualify for a first home buyer exemption or concession. Because most Windsor homes are apartments, ask for the owners corporation certificate early and budget for ongoing owners corporation fees and any special levies. Add conveyancing or legal fees, any lender application or valuation fees, and lenders mortgage insurance if your deposit is under 20% and you are not using a scheme such as the federal Home Guarantee Scheme. We set out these costs with you before you make an offer, so you know how much cash you need at settlement.

  • Why is Windsor 3181 a good place to buy a home or investment property?

Windsor offers inner city convenience in a small footprint. It is around 5 km from the CBD, has a station on the Sandringham line and is served by tram routes 5, 6, 64 and 78. The southern end of Chapel Street provides shops and dining on your doorstep, and schools such as Windsor Primary School and St Mary's College are local. From an investment angle, the 2021 Census recorded 57.7% of households renting and a median age of 34, pointing to steady demand from younger tenants. Whether it suits you depends on your goals, budget and the specific property.

  • Can friends buy a Windsor apartment together?

Yes, many lenders allow two or more unrelated people to buy together as joint borrowers. Each person's income, expenses and debts are assessed, and every borrower is usually responsible for the whole loan, not just their share. It is worth getting legal advice on how you will hold title, for example as tenants in common with set shares, and putting a co-ownership agreement in place covering what happens if someone wants to sell. Eligibility for first home buyer concessions can also depend on everyone's history. We help you find lenders comfortable with joint applications and explain how the numbers work.

  • Is a Windsor townhouse or terrace easier to finance than an apartment?

Often, but not always. Lenders tend to view terraces and townhouses with their own land or a small strata scheme more favourably than very small apartments, and their valuation approach can differ. Some lenders have minimum apartment sizes or limits on high density buildings, which can affect the deposit you need. A terrace may come with heritage overlays or maintenance costs to plan for, while an apartment carries owners corporation fees. With 27.4% of Windsor's occupied dwellings being semi-detached, terrace or townhouse homes at the 2021 Census, both are realistic options, and we can compare lender policies for each.

  • Do I need to visit a bank in Windsor to get a home loan?

No. You can arrange your home loan through us without going into a branch. We meet in person at our St Kilda office, over the phone or by video, whichever suits your schedule. Documents can be uploaded securely, and most lenders now support electronic signing for much of the paperwork. Working through a broker also means you are not limited to one bank's products, because we compare options across more than 60 lenders. If a lender does need something signed in person or witnessed, we will let you know well ahead of time.
