Buying property in South Melbourne

South Melbourne has a very different housing mix to its bayside neighbours. The 2021 Census recorded 5,547 occupied private dwellings, and 58.6% of them were flats or apartments. Semi-detached, row or terrace houses and townhouses made up 35.5%, and separate houses just 4.7%. Two bedroom dwellings were the most common at 46.1%, followed by three bedrooms at 24.2% and one bedroom at 21.9%.

This is a renter heavy suburb. In the 2021 Census, 54.9% of homes were rented, compared with 23.4% owned with a mortgage and 19.0% owned outright. Single person households accounted for 43.1% of homes, and the average household size was 1.9 people. Among families, 54.2% were couples without children.

The median age was 39 and the median weekly household income was $2,101. Median rent was $421 per week and the median monthly mortgage repayment was $2,200, both 2021 Census figures. For buyers, that profile means a market where first home buyers and investors in one and two bedroom apartments are common, alongside a smaller group competing for heritage terraces in the streets around the market and Clarendon Street.

Home loan options for South Melbourne buyers

South Melbourne suits several kinds of borrowers, and each needs a different approach.

  • First home buyers: one and two bedroom apartments can be a realistic first step, and depending on the property you may qualify for the Victorian First Home Owner Grant on a new home, stamp duty concessions or the federal Home Guarantee Scheme.
  • Investors: with more than half of local homes rented, we help structure investment loans and explain how lenders assess rental income.
  • Terrace buyers: period homes make up a smaller share of the market, so having pre-approval in place helps you move quickly.
  • Refinancers: apartment owners can review whether their current loan still suits.

We also check building specific issues, such as apartment size and strata records, that can affect which lenders will lend, before you commit to a contract.

Living in South Melbourne

South Melbourne is in the City of Port Phillip, about 3 km south of the CBD, and was once known as Emerald Hill. There is no train station in the suburb, but it is well covered by trams, with routes 1, 12, 58 and 96 all passing through. Route 96 uses the light rail corridor of the former St Kilda railway line and stops at South Melbourne Market, while route 12 links the area with St Kilda and the city.

South Melbourne Market, on the corner of Coventry and Cecil Streets, opens on Wednesday, Friday, Saturday and Sunday. Clarendon Street is the main commercial strip, lined with shops, cafes and galleries, and the South Melbourne Town Hall with its tall clock tower was built in 1879 and 1880.

For open space, St Vincent Gardens sits on the Albert Park side, and Albert Park and Lake, including Lakeside Stadium, is right next door. Albert Park Primary School on Bridport Street and Albert Park College on Danks Street are both in neighbouring Albert Park.

We also help buyers in nearby Albert Park and Port Melbourne.

Evelyn has earned a client for life

This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.

She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.

This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive

Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!

I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

South Melbourne home loan FAQs

  • How can a mortgage broker in South Melbourne help me?

Think of us as your guide through the lending market. After learning about your budget, deposit and goals, we compare loans from 60+ lenders and narrow them down to a few that make sense for a South Melbourne purchase. Apartments make up most of the housing here, and lenders differ on things like minimum size and building type, so that local knowledge saves time and avoids surprises. We then handle the application, chase approvals and coordinate with your conveyancer right through to settlement.

  • What upfront costs should I budget for when buying in South Melbourne?

Your deposit is only part of the cash you need. Stamp duty is usually the biggest extra cost, and the amount depends on the price and on whether you qualify for a first home buyer exemption or concession. Because most South Melbourne homes are apartments, ask for the owners corporation certificate early and budget for ongoing owners corporation fees and any special levies. Add conveyancing or legal fees, any lender application or valuation fees, and lenders mortgage insurance if your deposit is under 20% and you are not using a scheme such as the federal Home Guarantee Scheme. We set out these costs with you before you make an offer, so you know how much cash you need at settlement.

  • Why is South Melbourne 3205 a good place to buy a home or investment property?

South Melbourne offers inner city convenience in a compact, established suburb. It is roughly 3 km from the CBD and is served by tram routes 1, 12, 58 and 96, so many trips can be made without a car. South Melbourne Market and the Clarendon Street shops are everyday destinations, and Albert Park Lake is on the doorstep. The 2021 Census showed 54.9% of homes were rented, which tells investors there is a large rental population, although vacancy rates and returns change over time. Always assess the specific property and building before committing.

  • What should I check before buying an apartment in South Melbourne?

Start with the building itself. Ask for the owners corporation records to understand fees, any special levies and past repairs, and arrange a strata report if you can. Lenders look at the apartment's internal size, the number of units in the building and its location, and some will ask for a bigger deposit or decline small studios. Car parking and storage can affect resale appeal. With 58.6% of South Melbourne dwellings being flats or apartments at the 2021 Census, buyers have plenty of choice, so compare a few buildings before you commit.

  • Should I buy a South Melbourne investment property in my own name or through my SMSF?

Both options are possible, but they work very differently. Buying in your own name can give more flexibility with loan features and using equity later, while SMSF loans are limited recourse borrowing arrangements with stricter rules, larger deposit requirements and fewer lenders. The property must also meet the sole purpose test, so you cannot live in it or rent it to relatives. We can compare lenders for either structure, but the decision itself should be made with advice from your accountant or a licensed financial adviser, because super and tax rules apply.

  • Do I need to visit a bank in South Melbourne to get a home loan?

There is no need to visit a branch. As your broker, EverLend deals directly with lenders, so you can apply without queuing at a counter or booking a bank appointment. Most of the process happens online, from uploading payslips to signing loan documents electronically. If you would like to meet face to face, our St Kilda office is close to South Melbourne, and we are equally happy to talk by phone or video call. Comparing more than 60 lenders also gives you a wider choice than any single bank can offer.
