Buying property in Albert Park

Albert Park is a terrace suburb. According to the 2021 Census, 62.0% of occupied private dwellings were semi-detached, row or terrace houses or townhouses, with separate houses at 18.8% and flats or apartments at 18.6%. Bedroom numbers reflect that mix, with 33.6% of homes having two bedrooms and 37.9% having three.

Long-term owners and renters are evenly matched. The 2021 Census recorded 36.9% of dwellings owned outright, 23.9% owned with a mortgage and 36.9% rented. The median age was 46 and the median weekly household income was $2,533.

For borrowers, a useful 2021 Census figure is the median monthly mortgage repayment of $3,500, which gives a sense of the loan sizes local owners were carrying at the time. Median weekly rent was $590.

Typical buyers include professional couples, families who want a period home close to the lake, and owners already in the area who are upsizing. Because many residential streets carry heritage overlays, lenders and valuers will look closely at condition, land size and any planned renovation.

Home loan options for Albert Park buyers

Most Albert Park purchases involve established homes, so the right loan usually depends on where you are in your property journey.

  • Upgraders: bridging finance or a well-timed sale and purchase can help you move from a two bedroom terrace to a larger home.
  • Investors: with more than a third of homes rented at the 2021 Census, many buyers here hold property as an investment, and loan structure matters for tax and cash flow.
  • Refinancers: owners with a mortgage can compare their current loan and features against our panel of 60+ lenders.
  • First home buyers: two bedroom apartments and smaller terraces can be an entry point, and you may be eligible for stamp duty concessions for first home buyers or the federal Home Guarantee Scheme.

We check eligibility carefully and explain what each lender will need before you make an offer.

Living in Albert Park

Albert Park is in the City of Port Phillip, about 4 km south of the Melbourne CBD. There is no train station in the suburb today, as the old Albert Park station on Bridport Street closed in 1987, but trams cover most trips. Route 1 runs along Victoria Avenue to South Melbourne Beach, route 12 travels via Mills Street, and route 96 uses the light rail corridor parallel to Canterbury Road, linking the suburb with both the city and St Kilda.

Albert Park and Lake, managed by Parks Victoria, is home to the Melbourne Sports and Aquatic Centre and the Australian Grand Prix circuit. On the bay side, Beaconsfield Parade follows the foreshore past Kerferd Pier, and St Vincent Gardens, first laid out in the 1850s, is a heritage garden ringed by terraces.

Everyday shopping centres on Bridport Street and Victoria Avenue, with cafes, delis and boutiques. Families can look at Albert Park Primary School on Bridport Street and Albert Park College on Danks Street.

We also help buyers in nearby Middle Park and South Melbourne, as well as from our home base in St Kilda.

Evelyn has earned a client for life

This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.

She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.

This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive

Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!

I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Albert Park home loan FAQs

  • How can a mortgage broker in Albert Park help me?

A broker does the comparison work for you. We start by understanding your income, savings, existing debts and the type of Albert Park property you want, then compare home loans from more than 60 lenders to find options that fit. Because many local homes are heritage terraces, we also think about how valuers and lenders may view older properties. Once you choose a loan, we prepare and lodge the application, deal with the lender on your behalf and keep you updated until settlement. Our service continues afterwards, with regular reviews to check your loan still suits you.

  • What upfront costs should I budget for when buying in Albert Park?

Most Albert Park homes are terraces, row houses and townhouses, so the costs to plan for are a little different from a typical apartment purchase. Allow for stamp duty, which varies with the price and any first home buyer exemption or concession you qualify for, plus conveyancing fees and a building and pest inspection, which is worth having on older terraces. If the property shares walls or common areas, check whether there is an owners corporation and what it charges. Lenders mortgage insurance may apply if your deposit is under 20%, unless you use a government scheme. We work through these numbers with you before you bid.

  • Why is Albert Park 3206 a good place to buy a home or investment property?

Albert Park combines heritage housing with easy access to the city, the bay and a major state park. It is about 4 km from the CBD, served by tram routes 1, 12 and 96, and has Albert Park Lake on one side and the Beaconsfield Parade foreshore on the other. Local schools include Albert Park Primary School and Albert Park College. Much of the housing is Victorian terraces and semi-detached homes, and many streets are covered by heritage overlays. As with any purchase, do your own research and get independent advice on the specific property before you buy.

  • What should I know about buying a heritage terrace in Albert Park?

Terraces make up the majority of Albert Park homes, and many sit within heritage overlay areas. That can affect what you are allowed to change, so check the planning controls with the City of Port Phillip before budgeting for a renovation. From a lending point of view, valuers will consider the land size, condition and any structural issues common in older homes, such as damp or movement. A building and pest inspection is worthwhile. If you plan to renovate soon after buying, tell us early so we can look at loans that allow extra borrowing or staged funds.

  • Can I use equity in my Albert Park home to renovate or buy an investment property?

Often, yes. Many Albert Park owners have held their homes for years, and the 2021 Census showed 36.9% of local dwellings were owned outright. If your property is worth more than you owe, a lender may let you borrow against that equity, subject to a valuation and your ability to service the extra debt. Equity can fund a renovation or a deposit on an investment property, and the way the loan is structured can matter for tax. We can compare options across our lender panel, and we suggest you speak with your accountant about the tax side.

  • Do I need to visit a bank in Albert Park to get a home loan?

No. You do not need to walk into a bank branch to apply. EverLend handles the application with the lender for you, and most documents can be signed and sent electronically. We can meet at our St Kilda office, which is a short tram ride from Albert Park, or speak by phone or video if that suits you better. Having a broker also means you are not limited to one bank's products, because we compare loans from more than 60 lenders and explain the differences before you decide.
