Moorabbin attracts practical buyers. Young couples come here looking for a three-bedroom brick home with room to grow, while investors and builders see value in larger post-war blocks. Buying property in Moorabbin

Moorabbin is a smaller suburb, recording 6,287 residents and 2,793 private dwellings at the 2021 Census. What sets it apart from its neighbours is how heavily it still leans towards detached houses.

  • 76.7% of occupied dwellings were separate houses (2021 Census)
  • 14.3% were flats or apartments
  • 8.7% were semi-detached homes, terraces or townhouses

Much of that housing is the classic three-bedroom red or cream brick home built between the 1940s and 1970s, with villa units and townhouses gradually replacing some originals. The eastern side of the suburb has been an industrial area since the 1960s, which also supports local employment.

Tenure is balanced. The 2021 Census found 38.4% of homes owned with a mortgage, 29.6% owned outright and 28.7% rented. The mortgage share is higher than outright ownership, a sign of younger owners still paying off their loans. Median monthly repayments were $2,300 and the median weekly household income was $2,031.

Families made up 70.2% of households, and couples with children were 48.9% of families. With a median age of 39, Moorabbin suits first-time owners, young families and investors after solid land content.

Home loan options for Moorabbin buyers

Here is how we typically help different Moorabbin buyers:

  • First home buyers: a brick house or unit can be within reach, and we check eligibility for the Victorian First Home Owner Grant, stamp duty concessions and the federal Home Guarantee Scheme.
  • Young families: loans with an offset account help you manage cash flow while keeping the option to extend later.
  • Developers and rebuilders: construction finance for a new home or a two-townhouse project on an original block.
  • Investors: with 28.7% of homes rented in the 2021 Census, there is an established tenant base, and we structure loans to suit your portfolio.

Lenders view older homes, new builds and subdivisions differently, from how they value the land to the deposit they ask for, which is why comparing a wide panel of lenders is useful for Moorabbin buyers.

Living in Moorabbin

Moorabbin is about 15 km south-east of the Melbourne CBD and is part of the City of Kingston. Moorabbin station, on Station Street, is on the Frankston line in Myki Zone 2, and its entrance and bus interchange were rebuilt in 2014. Bus routes from the station include the 627 to Chadstone, the 811 and 812 between Dandenong and Brighton, and the 823, 824 and 825.

The suburb has a strong sporting identity. Moorabbin Oval on Linton Street was St Kilda Football Club's home ground from 1965 to 1992, and Perry Street Reserve next to the precinct has a large playground, picnic shelters and a bowling green nearby. GR Bricker Reserve on Rowans Road sits beside the Moorabbin Little Athletics Centre.

The Kingston Arts Centre on the Nepean Highway hosts performances and exhibitions. Local schools include Moorabbin Primary School, Southmoor Primary School and St Catherine's Primary School, and Holmesglen has a Moorabbin campus for vocational study.

We also help buyers in nearby Bentleigh and Cheltenham.

Evelyn has earned a client for life

This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.

She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.

This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive

Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!

I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Moorabbin home loan FAQs

  • How can a mortgage broker in Moorabbin help me?

Think of us as your guide through the lending market. After a conversation about your goals, we check your borrowing capacity and compare home loans from more than 60 lenders, explaining the trade-offs between rates, fees and features in plain language. Moorabbin has a mix of original brick houses, units and new townhouses, and lenders can treat each type differently on valuations and deposit requirements. We use that knowledge to put forward a strong application, then manage the process with the lender until your loan settles.

  • What upfront costs should I budget for when buying in Moorabbin?

When buying a house in Moorabbin, budget beyond the deposit for stamp duty, which depends on the price and whether any first home buyer exemption or concession applies, along with conveyancing or legal fees. A building and pest inspection is worth the cost on established houses, and council rates and water charges are adjusted at settlement. Lenders may also charge application or valuation fees, and lenders mortgage insurance usually applies if you borrow more than 80% of the value without a guarantor or government scheme. If you plan to renovate or rebuild later, we factor that into the loan structure from the start. We map out all of these costs before you make an offer.

  • Why is Moorabbin 3189 a good place to buy a home or investment property?

Moorabbin offers detached housing on generous post-war blocks, with 76.7% of occupied dwellings being separate houses at the 2021 Census. It has a Frankston line station with multiple bus connections, sporting reserves around Moorabbin Oval and an established industrial area on its eastern side that provides local jobs. With 38.4% of homes owned with a mortgage and 28.7% rented in 2021, there is demand from both owner-occupiers and tenants. Every purchase should be weighed against your own budget and plans.

  • Can I get a loan to build two townhouses on a Moorabbin block?

It is possible, but it is treated differently to a standard home loan. Small developments are usually funded with construction or development finance, and lenders assess the project's costs, planning permits, the builder's contract and your ability to service the debt. Some lenders cap the number of dwellings they will fund under residential lending, while others want pre-sales or a larger deposit. Whether you plan to keep, sell or live in one of the townhouses also changes the approach. We can introduce suitable lenders early so your budget is realistic.

  • Is a 1950s brick house in Moorabbin a good first home?

Many first home buyers choose these homes because they offer land, solid construction and the option to renovate over time. Before buying, it is sensible to arrange a building and pest inspection, as older properties may need rewiring, plumbing work or stump repairs. Lenders value the property as it stands, so renovation costs need to be planned separately, either from savings or a later equity release. We can help you understand how much you can borrow now and what options may exist to fund improvements down the track.

  • How long does pre-approval take when buying in Moorabbin?

Timeframes vary between lenders, but a straightforward pre-approval can come through in a few business days, while more complex applications can take a couple of weeks. Having your income documents, savings history and identification ready speeds things up. Pre-approval gives you a clear budget for Moorabbin inspections and auctions, though it remains conditional on a valuation and final checks. Most pre-approvals last around three to six months, and we will keep an eye on the expiry date and renew it if needed.
