Buying property in Caulfield

Caulfield is a compact suburb bounded by Kooyong, Glen Eira, Booran and Glen Huntly Roads, and its housing reflects decades of gradual change. The 2021 Census counted 5,748 residents and 2,433 private dwellings. Among occupied homes, 39.9% were separate houses, 37.9% were semi-detached homes, terraces or townhouses, and 21.5% were flats or apartments, so buyers can choose between freestanding houses and smaller, lower maintenance options.

Homes here tend to be roomy. According to the 2021 Census, 35.0% of occupied dwellings had three bedrooms and 27.3% had four or more. Ownership is well established: 37.4% of homes were owned outright and 27.6% were owned with a mortgage, while 31.7% were rented.

The 2021 Census also recorded a median age of 42, a median weekly household income of $2,143 and median monthly mortgage repayments of $2,500. Couple families with children made up 43.2% of families. Put together, these figures describe a settled, family-oriented suburb where buyers often trade up within the area, and where purchases are frequently funded partly by equity built up in a previous home.

Home loan options for Caulfield buyers

Because so many Caulfield buyers already hold property, the right loan structure often matters as much as the interest rate. We look at your whole position before recommending a lender.

  • Upsizers: bridging finance or a purchase-then-sell plan when you are moving from a unit to a family house.
  • Refinancers: a review of your current loan, offset options and whether releasing equity for renovations makes sense.
  • Investors: structuring a second property loan so it is kept separate from your home loan.
  • First home buyers: help with townhouse and apartment purchases, including eligibility for the Victorian First Home Owner Grant, stamp duty concessions for first home buyers and the federal Home Guarantee Scheme.

Lender policies differ on bridging terms, equity release and valuations of older homes, so comparing more than 60 lenders gives you a wider set of choices.

Living in Caulfield

Caulfield is part of the City of Glen Eira and sits about 10 km south-east of the Melbourne CBD. No train line runs through the suburb itself, but residents are close to three stations: Glen Huntly on the Frankston line, Elsternwick on the Sandringham line, and Caulfield station in neighbouring Caulfield East, a major stop for Frankston, Cranbourne and Pakenham trains.

Trams do much of the work locally. Route 67 runs along Glen Huntly Road towards St Kilda and the city, and route 64 travels along Hawthorn Road. Bus route 605 stops on Kooyong Road outside Caulfield Hospital, a well known local landmark.

For open space, Caulfield Park sits just to the north in Caulfield North, with its lake, war memorial, playgrounds and sporting clubs. Families looking at schools often consider Caulfield Primary School on Glen Huntly Road, and the shops and cafes along Glen Huntly Road and Hawthorn Road cover day-to-day needs. The mix of tram access, parkland and established streets is a large part of why Caulfield appeals to families and long-term owners.

We also help buyers in nearby Elsternwick and Glen Huntly.

Evelyn has earned a client for life

This was my first home and I had absolutely no idea what I was doing. I was taking a major risk and with Evelyn by my side, I felt confident in my decisions.

She gave me options and spoke me through each one. She also did not just sign me up with the best deal, but also a bank that was going to look after me for the long-term.

This may have been my first home but certainly will not be my last, and Evelyn has earned a client for life.

Highly competent & very responsive

Evelyn helped us refinance a home loan package. She gave us a good overview of the current market, taking the preferences we expressed into account, and gave us good insightful explanations when going through our options. She replied promptly to any queries we had, always with clear answers, and helped us secure the most competitive conditions for our new package.

Thank you Evelyn for all your help!

I had a number of debts that needed to be refinanced, however due to some complicated issues this was not easily solved. I had tried previously with two mortgage brokers who were unsuccessful. Evelyn was professional, courteous, knowledgeable and above all, genuine! I have already recommended Evelyn to a client of mine in a similar situation, and I will have no hesitation in continuing to recommend her services in the future.

Caulfield home loan FAQs

  • How can a mortgage broker in Caulfield help me?

A broker does the comparison work for you. We start by understanding your income, savings, existing property and goals, then search more than 60 lenders for loans that fit. Once you choose, we prepare the application, deal with the lender's questions and keep you updated through to settlement. Knowing Caulfield helps too. Many buyers here are selling one property while buying another, or buying an older home that may need work, and lenders treat those situations differently. We can point you towards lenders whose policies suit your circumstances rather than leaving you to find out after an application is declined.

  • What upfront costs should I budget for when buying in Caulfield?

Caulfield has a mix of houses, townhouses and apartments, and the upfront costs vary with the type you buy. For any purchase, allow for stamp duty, which depends on the price and on any first home buyer exemption or concession, plus conveyancing or legal fees and possible lender application or valuation fees. For an apartment or townhouse, review the owners corporation certificate for fees and special levies. For a house, a building and pest inspection is a sensible extra. Lenders mortgage insurance may apply with a deposit under 20%, unless a scheme such as the federal Home Guarantee Scheme suits you. We go through these costs with you before you commit.

  • Why is Caulfield 3162 a good place to buy a home or investment property?

Caulfield combines established streets with good transport. Trams run along Glen Huntly Road (route 67) and Hawthorn Road (route 64), and Glen Huntly, Elsternwick and Caulfield stations are all close by. Caulfield Park is just to the north and Caulfield Hospital sits on Kooyong Road. The 2021 Census showed a balanced mix of separate houses (39.9%), townhouses and semi-detached homes (37.9%) and apartments (21.5%), which gives buyers choice at different price points. For investors, 31.7% of homes were rented at the 2021 Census. As with any purchase, you should weigh the specific property and your own finances.

  • Can I use the equity in my current home to buy a bigger house in Caulfield?

Often, yes. If you have paid down your loan or your property has increased in value, a lender may let you borrow against that equity to fund the deposit and costs on your next home. Some buyers use bridging finance so they can buy in Caulfield before selling, while others sell first and rent briefly. Each approach carries different costs and risks, and lenders set their own limits on how much equity you can access and how long a bridging period can run. We model the numbers for both paths so you can see your likely repayments before you commit.

  • Should I buy a townhouse or a house in Caulfield?

It depends on your budget, how much space you need and how long you plan to stay. Townhouses and semi-detached homes made up 37.9% of occupied dwellings in Caulfield at the 2021 Census, so there is plenty of choice in that category. A townhouse usually means a smaller block and possibly owners corporation fees, while a separate house gives more land and flexibility to renovate. From a lending view, both are generally accepted, but valuations and lender appetite can vary with block size and the number of dwellings on a site. We can check how lenders view a property before you bid.

  • Do I need to visit a bank in Caulfield to get a home loan?

No. You can apply for a home loan without walking into a branch. We gather your documents, compare lenders and lodge the application on your behalf, and most of the process can be handled by phone, email and secure document upload. That suits busy Caulfield families juggling school runs and work. You still deal directly with your chosen lender once the loan is settled, but we remain available if you want to review your loan later, refinance or buy your next property. Having one broker who knows your history can save time when your plans change.
