Self Managed Super Funds

A carefully executed superannuation strategy requires a specific lending arrangement.

How we help

Purchasing property through a self-managed superannuation fund requires a lot of checking and ticking of boxes, to ensure that your arrangements are fully compliant with the rules around SMSFs. Even when you are compliant, you need to be aware of some of the potential issues that could arise should your circumstances change.

Whether your SMSF is looking to purchase residential or commercial property, understanding and taking into account the tax implications – which do change over the life of the investment – is very important. That’s why EverLend works with your accountant, financial advisor, and/or solicitor so that there are no unpleasant surprises … for any of us!

As with all of our work, only after we fully appreciate your unique circumstances and requirements do we identify and recommend a short-list of suitable loans. Then we help you choose one and look after the paperwork and process to get that in place for you.

SMSF loan FAQs

Can my self managed super fund buy property?

Yes. An SMSF can borrow to buy residential or commercial property through a limited recourse borrowing arrangement, provided the purchase fits the fund's investment strategy and super rules. A residential property cannot be lived in or rented by fund members or related parties.

How much deposit does an SMSF need?

SMSF lenders generally require a larger deposit than standard home loans, and the fund also needs enough cash left over to cover costs and repayments. Requirements vary, so we compare lenders on deposit, rate and policy.

Who should I speak to before buying property in my SMSF?

Speak with your accountant or financial adviser about whether property suits your fund, and a lawyer about the bare trust structure. We arrange the lending and work alongside your advisers.

Can my SMSF buy the commercial premises my business uses?

Business real property can generally be bought from a related party at market value and leased back to the business on commercial terms. Your adviser should confirm this suits your situation.
